Good Morning All,
 
Got a letter from the County auditor does office want to reduce the value of my house to 1971 values?  I paid $105,000 for the house in 2000 today they are telling me it’s only worth $51,500 without any explanation but if I want to challenge their decision I have to provide enough proof to change their mind.
 

That should theoritcally actually provide you with Some tax relief. SO manypeople don't complain when their property is assesed at less.

The problem every where is that properties have dropped in value. SO to more accurately tax the properties, any municipalities have reassesed at the lower values.

You would have to prove that homes your home's size and locations are selling at or above your 2000 purchase price. and if they have basically halved your home's value, then you will probably have a tough time proving that.

Contact some real estate agents or go online to listings in your area to help you out. If you want a real valuation, then pay hte fee and get it appraised for today's market.

Harry- Tongue TiedNearest I can figure what you said, I think I’d answer….I used Liquid Nails for Projects to attach my foam to the benchtop. HmmOr….. we use Dawn dish soap to wash the dishes.

Sakel- No problem on the not knowing the procedure, you just get to clear the tables and wash the dishes this month. Sorry, it’s a rule. Hey you took the initiative and that’s what counts. Saw it needed done and did it. Oh by the way, would you wipe this table a bit, I seem to have dripped some BBQ sauce there. Thanks.

Lee- Well ain’t that just a kick in the pants. Though personally as long as I’m paying taxes on the thing I’d be tickled if they’d say my house was “only worth” $50,000. They have me so out priced it’s silly.

Welp, back to laying tile. Should have had it done yesterday, but….well…..no excuses I just kinda lazed along and took my sweet lonesome time. Too bad I could have had all but that closet left and been done today. Today will not be much better as I have to w**k. But, if I’m lucky I should do ok. Luckily we have another bathroom and all I have to do is not be there when Brenda comes home and stands in the doorway looking like she’s thinking, “now tell me again why it’s not done yet?”

Good morning everyone.  The sun is back in New England, and it's going to be hot the next few days.  As I've said before, good modeling weather.  Turn on the AC and the TV and watch the Olympics while ballasting and adding.....shrubbery!

Lee, unless you're trying to sell your house, rejoice in the lower assessment.  If they wanted to reduce the assessment on my house to half of what I paid for it, that would reduce my real estate taxes by 90%.  I believe I could live with that.

Mornin' everyone!

Zoe, I'll have a short stack of blueberry pancakes with real maple syrup, aside order of breakfast sausage, and lots of "Marrakesh Express" dark roast coffee in a R&GV RR mug please.

Currently 78°F under sunny skies here in the Finger Lakes.  High will be in the very high 80's.....  This would be a good day to hide out in the train room except I have an eye doctor appt. at 1PM today.  Therefore I won't be able to see well enough until the drops wear off to be able to actually do anything.

Assessments......  A change of assessment may or may not raise or lower your actual taxes.  I once had my assessment go up a few thousand, was very upset, but my taxes went down....  My assessment went up less than the others around me.  So, to explain how it works to some who might not know, your taxes are your assessment (in thousands) times the tax rate per thousand which is set by taking the total amount needed to be raised and dividing it into the total assessed valuation of the entire area being taxed.  Lee, if everyone's assessment got chopped in half and the amount of funds needing to be raised stay the same, the tax rate would double and the amount you would pay in taxes would be exactly the same.  So for any of us to figure out what this means, you have to have a lot more info than just the tax assessment to have any idea of what is going on.

My sister in Canandaigua is always saying how much less people there pay in property taxes.  Property is frankly over priced there.  Her old house (with all kinds of code issues - few of her electric outlets have ground plugs, etc.) is assessed at $195,000.  If that house was sitting here in Geneva, her house would likely be assessed around $125,000.  My house here is assessed at $91,000.  In Canandaigua similar houses are at $150,000 (based on checking similar houses in similar types of neighborhoods).  But because her tax rate is lower there, she thinks she is saving money by living where she does.  In actual fact she would be paying about the same overall........  (She pays a lot more in county taxes, and less in City taxes).  I always figure it comes down to what I write on the check!

Good morning. It's 84° with a heat index of 93°. Humidity is 72%. The high will be 95° but will feel like 110°. Think I'll stay inside where it's cool. It's a nice 69° in here.

Word on my mothers condition is she's coming home sometime tomorrow.

So far today I went down to my parents place and cut the grass. I worked on the Peerless tractor for a bit. Pulled a broken blade clutch pulley off it. Couldn't find any way to service the tranny without pulling it out completely. I'll need help for that as it's going to take two to do it.

I'm toying with the idea of turning a powered F3B unit into a powered slug (not a dummy as so many do). My thoughts are to lose the fans and exhaust stacks and drop the roof down the same level as the port holes. The motor is laid flat so it has the clearance inside the shell for that. I'll have to use a Z Scale decoder in it as there won't be much space.

Yep, you opened it so you're stuck with it. Laugh I did the same this month for the Coffee Pot on the CTT forum. Nobody had started a new one so I did. I have friends there and I started with O Scale trains way back in the 60's. I'd be running O Scale now if I had the space and cash but I don't and I don't have the eyesight and dexterity for N Scale so I split the difference and went with HO.

Taxes {of any kind} have a very common thing to us...one way or another they will GO UP sooner or later!

Our rent in the park goes up every year. MOH complains we get nothing more..but I point out taxes went up, sewer from the town went up and the garbage collection costs probably went up too. so for the measly $10 or $15 increase, we are probably getting a bargain.

Wwaiting the UPS man. See if they actually TRY to deliver today. I'll bet yesterday the guy couldn't find it, so he just said that "customer requested different delivery day"...bosh! WHY would a customer, standing there with the UPS man, change the delivery of an item they ordered???

I know..htey may not need the item jsut yet if assembling somehting...but these are shirts!

Oh well, all it means is I can't nap in the BR when I take my pain and muscel relaxer pills. I will have to suffer onthe couch. That way I will hear him!

Well I guess i can finish teh kitchen organization of the food form yesterday and finsih off the dishes form the morning.

Todd, trouble is you reduce the value of the house by 50% then you double the tax rate, then you charge separately for trash pick-up and street lights it really doesn’t save you anything.

We also get hit with a $75/quarter sewer charge and a 7.75% sales tax.  $5/mo for every street light that benefits your property (I have two lights that benefit my property I’m told by the city). Next month we will probably hit us with a fresh air sir charge and try to bill us for rain.  So a $15 raise in lot rent isn’t too bad.  The high sales tax is needed to make repairs to our professional sport arenas and cover the cost of the medical mart.  The sewer tax is to cover a riverbank revitalization project that became un-profitable when the housing market crashed and the contractor quit after the sewers were upgraded for the town houses that would not be built, we got stuck paying for the sewers.

I have to read two books for school, and the first one I read without highlighting, and am now going back to do it...bad idea! nO its a box of 4 shirts...I doubt a fork lift is needed..speaking of which it is now heading for 3:30 and still no UPS! FED EX ALWAYS gets it right,,,UPS 50% of the time there is a problem!

You mean you are not already paying the FRESH AIR tax?

Actually I DO pay for some fresh air..its called oxygen and I have a machine rental for that!!!

Our sales tax is and has been for years at 8%. 9% comes next.

Others here pay about that as I uderstand it for sewr and h2o based on your usage and  #of baths.

Our lot rent incudes the city water/sewer and garbage pickup and our fair share of taxes, probably including the three street lights on our street. Not sure how much a 80 x25' lot is going for these days for taxes, but...

Even in death there is taxes!

 Evening Dinners

 Flo Beer Pleases.

 Spent the day doing the VA Marathon and it paid off! I started out at Jefferson's Barracks VA Clinic.

 1 Went to the foot Doctor (can say the word but no way in heck I can spell it) and he looked at my feet. First thing he asked was "where did the blisters come from"? Ah, blisters, what blisters I answered. I sleep with my socks on and did not look at the bottom of my feet today while I was getting ready. New Tennis Shoes (I only wore them 2 days) had cause blister in the center of my feet! Bang Head Told me they had to go, before my feet do! My appointment for my diabetic shoes fitting is next week. Sigh Told me"go to Prosthesis there main offices is here and explain what is going on".

2 Prosthesis Offices Went over and explained what was going on. Boy I was lucky! Yes They got me right in and I now have a new pair of Diabetic Shoes! Big Smile Feel way better then what I have been wearing.

 3 Next Stop VA Hospital  Went to Vascular Surgery (did the graft last week)  and they looked at the toe. They where going to do a second skin graft today, but the toe looked so good they decided there was no reason to! In fact no more bulky dressings, just a simple bandied! Yes

 Work Front Back in the saddle again. Told Dave things went well. So he is sending me to another store for the next couple of day's to help out. I have to be at the store at 8:00 AM and will more than likely work till 9:00 PM. Going to be a real test of the new shoes!

 Well, going to try to run the trains. Last night was a mess.

Jeffrey, Might check the alternator to make sure the rectafying diaode hasn't gone bad. If it goes bad they will put out close to 400VAC, and it does boil the battery when that happens. I had a masthead light go to ground, fried the diaode, fried 1/2 my battery bank, (12V-8D batttery had two) Smelled hydrogen, didn"t pay much attention until my loran started to act up, it was giving me numbers placing me somewhere off Madagascar, not the Gulf of Maine. And then it quit!! In the process of chasing wires noticed the one battery was quite hot, with a strong smell of hydorgen. Lesson in marine mechanics part 1. Had that happen in a Mercury Lynx also. herrinchoker

Evening All,

Had about a 100 errands today it felt like but got them done so I can do MRR stuff tomorrowYes. I talked to my Dad and  he said to weather his 2 steamers so I will do that tomorrow. When I was at Jon's today I picked up 3 old time PRR passenger cars that he had on consignment. He says they are Model Power but they are really nicely done and will look good behind my American or Mogul. They already had metal wheels and KD couplers.

Jon also saved me some money. I thought I had  a blown speaker on my BLI M-1b but he showed me how the tender shell vibrates on the frame.The fix: Some scotch tape on the edge of the frame. Works great, so I learned a new trick today.

Rob- Hope your brothers infection is controlled quickly.

Jeff- I am glad you Mom is returning home tomorrow.

Ulrich- Hope you are doing better.

Paul- Hope your wife feels better real soon. 

Ken- Glad things went so well for you today at the VA. I guess it is a good thing you did not need a graft on your headLaugh. Sorry couldn't  resist.

I thought about that. Checked the alternator output at the battery. It was within fifteen volts. Next time I'm near Autozone I'll have them check the alternator itself. The alternator and voltage regulator are separate on this dinosaur.

 Evening everyone. Wife had a pretty good day she rested most ofit. I was able to be at work all day, which is good cause we can use the $. Tomorrow we get the results from all the biopsy work. I hope is good news.

Jeff, good news about your mom.

Our water here has had a lot of arsenic in it so the powers that be decided to build a new water treatment plant. It was finished 3 years ago and our H2o bill went up $18 a month. This year it will go up another $30 a month, but will be added to our property tax. And the water is still terrible.

 Two years ago the city decided we had to have trash service so $70 a quater for that. I used to take my garbage to the dump for about $4 a month. I have been fighting with the refuse company since last OCT when I turned 62 because thet have a senior rate for people 62 and older. The bill always comes for the full amount. I go down there and they fix it so I get my discount, then in two days I get a bill for the past due amount that is suppose to be my discount. They say it is fixed, and next statement the same thing.Bang Head

Good to see everybody here.

Ulrich .... sorry you have had your health problems.

Mixed results with my surgery. Just arrived back home from Nashville. The surgeon planned to do three things and the operation was to be 8 hours. One task was completed which was urgently needed. The surgeon decided it would be "too risky" to perform the other two items because of unique situations with my heart failure condition, and therefore he did not do the second two items.. This means, I will need more surgery at a later date for the high risk stuff. He hopes advanced surgical techniques will be available at a later date to reduce risks. The good part is the surgery was not as long as expected (2 hours), and I will recover faster. I'm sore now for sure, but it will improve. Also, my condition is being controlled so I can live a normal life for now. Thanks for prayers. they helped.

Ah, Barry!  Let's not get Vinnie upset again!!!  NO!

Went to the eye doctor early this afternoon so i wasn't able to do much of anything for several hours until the drops wore off.....  He says my vision hasn't changed much at all, and I just still need reading glasses.  No sign of anything like Glaucoma.....  (Whew!)  He did say I have a start for cataracts though.  Also said what I have is normal for my age and not to worry about it as it would have a long way to go before I would have any problems from it.

Tonight I finished up the scenery on the lower staging.  Huh?  Well yes, I put some trackside scenery there.  It will be in full view of anyone looking at the trains, so I decided to go ahead and finish it off just like the rest of the layout with a bit of trackside weeds, grass and some small shrubs growing up.  Also rusted up the sides of the rails real good too!  Photos by tomorrow.....  I made the end plate for the upper staging and stained it to match the oak board.  I will brad it to the end of the board and finish varnishing the whole thing tomorrow. 

But.....  The big thing I accomplished was to have finally started on the mold for the Octagon Blacksmith's Shop!  Remember THAT?  Yep, I now have what I think is a workable plan of attack.  I put together the frame for the positive wall to use to make the mold to pour all of the walls on the building tonight.  The negative will, of course, be the mold.......

Ken, I'm trying to think of a cute answer to your earlier post.....  I can think of several rude but funny comments, but Ulrich and Dennis and the other moderators might remove my membership here......  LOL!  Hmmmmmmm.......

About THAT time I think, so I will say goodnight!
