I’m a late comer to this discussion, and have not properly read all the replies, but here’s my two bobs worth…
 
In no order of importance;
 
A committed work force,
a unity of purpose,
a well conceived plan,
the ability to be able to quickly adapt and implement an alternative, if a flaw in the original plan is found,
a leader who is a “benevolent dictator”, who leads by example, and also can maintain the ethos of “Model Railroading is Fun”.

It all just makes me happy that I can do my own remodeling..........

Tomorrow should be the last day of work on the rental property flip, already have several interested buyers.

Next complete the family bath renovation at my house, and start on the layout, and the detached garage.

I'm wsith you. Once I hired a plumbing company to just replace a garbage disposer, was cheaper as it was for a tenant and I had to get to work and didn't have some of the parts for the drain on hand. Ended up doing it myself as the idiot failed at puting it back together (at least he had the missing drain part), ended up being very late to work.

When my clients asked me if something was doable, my 50% serious reply was "there is no monetary reason we can't". If you want something done fast, all you have to do is throw money at it. If you want it do right you're going to have to wait and throw even more money at it. If you want it done fast and right you'll have to do it yourself.

And if you want to keep costs minimal, do it yourself.  Much of this stuff isn't hard, it's often fear of the unknown, but with youtube video's, you can learn and DIY.
