If you want to continue a good relationship and be able to request additonal space (or keep what you have), it's hers.
Just having her interested enough to want one is a plus. As long as it is on the layout, it's available to use as needed.
Mine wanted an N scale under the Christmas tree train. Son moved home a couple years ago, buried it.

My wife bought me an Emeril cookset. Very nice. I do like to cook but when I see her use it I see the gleam in her eye and a grin on her face. I bought her a nice cushy bed and she loves it. But when I'm on my side sleeping I snore like The Hound of the Baskervilles. The moral of the story what's mine is hers and what's hers is mine. I can't keep my tools in her kitchen and she can't keep my balls in her purse. You only need one good cookset and you only need one good bed. But you can never have enough trains. To clarify, my wife encourages my modeling passion, She wanted me to build a G scale backyard railroad. When I found out with backyard layouts you do as much gardening as layoutwork I said no and she suggusted a basement layout. I guess I am lucky. Yes she did like the sound aspect, but also said "the grandkids will love it." She also encourages my club activities.

I see it as her owning it, but you using it on short term lease. Meaning the owner may call it back at anytime. And you are responsible for maintenance while it's on your property. Any modifications must be approved by the owner.
And the owner may modify the lease at anytime.

Seriously I am glad she likes my railroading, I am a lucky guy i guess.
Once my new girlfriend figured out that I was into model railroading (MR mags and track plan sketches, plus a Tenshodo 0-6-0T and a couple of 4 wheel freight cars) she cemented the relationship by buying me a Kawai kit that built up into a nice little 2-6-4T - my first brass locomotive.
Later that year we married.
Now, 56+ years later, the marriage and the locomotive are still going strong.
Sometimes you get lucky...
