Well, it's been a couple of years now, since we moved to Orlando.  The loft has been turned into the "trainroom"  so there are no A/C, Heating or Humidty problems.  The original plans called for using the entire space dedicated to an  "O" single layout BUT, being an old "HO" guy, I couldn't resist the temptation to "re-think" the situation.

The result:  Two layouts: "O" gauge for O27 Postwar Toy Trains  (to play with)  @ 14' x 7'

                            And           "HO" gauge Scenic  (to model and operate) @ 6' x 6'

The rest of the loft space is dedicated to lounging around in front of the tv and relaxing with a brew.

These great guys and gals on the forum will always answer your questions.

I've learned a lot.     Good luck with your layout, take your time and enjoy the process.

Nice, i am having my lanai enclosed so i can at least put an 8 x 16 layout at the most.  I had my garage insulated and everything but because i live in a deed restricted community, my option of installing an A/C is not going to work.  I can't even put a small vent for a portable unit.  

 Deed restrictions have their place but I would never live in some of those subdivisions because of the crazy restrictions put on you as to what you can do to your own house. You had better read them before buying. Certainly some are necessary but many are nuts.

I remember one that said everyone must have the same mailbox..

Please tell me how a small vent is going to effect the value of homes in the area. I was a RE appraiser and saw some pretty nutty deed restrictions, many of which would not effect value in any way.
