I think what the other two responders are saying is that "No", there is nothing special about the 12 gauge wire you should use other than it should be stranded so it is easier to work with.
There are hundreds of different kinds of wire out there that is "12 gauge stranded", and for our pruposes they all work pretty much the same.
Just choose two colors so you can keep the wires identified.

The most common kind you'll find in the stores is THHN. But it's not important, you just want 'plain' wire, not any sort of armoured cable or the like. The spools of #12 stranded found in the big box stores will be what you want. It so happens to generally be THHN.

Wire is just a commodity, like thumb tacks or staples, as long as it's copper. You can buy it by the foot at Home Despot.

My layout is about 80 ft in track, including sides, so on my bus im going to use 12 awg stranded. Is there a better kind over another, do i look for certain key words? I have 20 awg solid core for feeder use. I am using DCC.
