I suspect you are probably going to have reach issues in the vicinity of the NW corner unless there is enough roomto walk around the layout.

"Staging tracks", a place to park assembled trains, so you can bring them out onto the layout, without building and dismantling each train when you want to "change" what train is running.
"Siding", a track, along side of your main line, with a turnout on each end, to temporarily "park" a train, so another can pass. It needs to be a little longer than the train you want to park.

You might have a reach problem, at 36" wide, if this is against a wall.

Minimum curve radius is now 315mm (12.4"), curves are smoother, I think it looks much better

Grade is 2% (small curve), 2.1% (long curve), smallest radius is 249mm
I have a 2" foam that I plan to use for the subroadbed. I would cut the foam to make the water part. North west corner would be a hill/mountain. The dock/industrial area would be mostly flat (maybe a small hill), the town would have some hills carved in the foam.
I plan to run a 10 car cargo train and a small passenger train (inspired by mountain trains, maybe a SBB Re 460)
