The airlines also have to pay for gates and kick in part of the construction costs. I would further guess that revenue from nearby commercial.property(hotels, etc.), including real estate tax, also far exceeds what would be collected if you demolished everything and replaced it all with subdivisions of nice suburban homes. I'd guess the same is true for JFK, Logan, LAX, etc.
