I'd suggest you try building a layout around one or more walls - end to end rather than a 8x4 circuit. This will have more operational interest and doesn't take up as much space in a room - if you build a 1ft wide shelf at a comfortable height you can still use the space around it - a good way of fitting a layout into a "guest room" (The space under the boards can be fitted out as cupboards to store your tools, stock, etc in). You'd be amazed what intermodal stock can be fitted into a fairly small space - my 8x1 layout can handle 3-unit drawbar husky stacks (or will be able to, after I add the planned extension board which will make it 12x1). I'll also be able to operate 5-unit Maxi-IIIs then, should be impressive! (I have a collection of intermodal cars but nowhere to run them except my testing oval).
