I'm looking for a building to fit my layout that's about 8" x 12", give or take a couple of inches either way. It needs to have a railroad dock along one of the long sides. Preferably some type of wharehouse or manufacturing plant. Any one know of this type of building? I've been looking but haven't found anything yet. I'd prefer to get something as a kit rather than have to kitbash, but I will if I have too. Just curious if something sprung to mind.

Try the modular building components from Design Preservation. Use the paper "cutout patterns" to plan or design, then buy the modular pieces you need to complete your custom building. My effort was very successful in N scale.

Get ahold of a Walthers catalog and look at their building offerings -- for most of their own products, they show the footprint required, and you might find something there that fits your requirement.

You might want to consider the "Menasha Wooden Ware Co.," that was available from Magnuson Models. It is a flat roofed, three story brick factory with a 13 1/8" by 8 15/16" footprint. It has a late 1800s look. I'm not sure if another company has continued production of this kit, but perhaps someone can answer that question. It would save you the trouble of bashing your building together from the Design Preservation modular components. You might find one at a swap meet, train show or "fallen flag manufacturer" vendor. seems to have picked up several of the cast resin Magnuson Models kits, but not Menasha Wooden Ware.

Does material it is supposed to be made from matter? Pikestuff makes buildings of various sizes that can be made larger or small that can be used as modern manufacturing plants or warehouses. They also make a modular loading dock.

The advice above is very good. Take your Walther's catalog and find something that fits. Move toward DPM--the kits are exceptional.

Buy DPM if you want a brick building that was built early in the 20th Century and could still exist today. Buy Pikestuff if you want a building that was built in the last decade. Another option is to scratchbuild a concrete building using plastic sheets. You can buy doors, windows, and HVAC equipment from a few manufacturers. I know there are a couple of companies that make models of concrete buildings, however, I have never bought any of those.

Walthers have a series of low-relief buildings with loading docks built in - intended for use against backscenes. I'm planning to use one of their workshop buildings when I finally get round to extending my layout - will be building it against the backscene to provide another staging area with a hidden siding.
