 Zandoz - a big [#welcome] to Elliot´s Diner. Some mighty fine folks in here - people who care!I am quite familiar with your issue - for different reasons, though. The space you have available  is not much, but better a small layout than none. So you are into N scale? That opens up a number of possibilties, even on a 3´ by 5´6" footprint.
