I'm hoping to within a year move to another apartment as I have a control freak landlord. My current layout has a main yard that is 4'-5" by about 10'. Its basically a yard. On the other side of the room is a double level that's a little longer and narrow. My room is about 13'x12'. I don't have any backdrops, mountains, hills or tunnels. But I do have swing up bridges in front of the only opening window. They are only down when the layout is operating. When I'm looking for another apartment should I ask about a layout or just bring it in along with the rest of the stuff that I move in?

Having been in Apartments and Military quarters up until a year ago and building multiple modular layouts, I have never had a problem with the landlord. I normally rented in larger rental communities where the staff on site were paid employees. The maintenance men always wanted to see the trains! That could be different with a owner landlord on site. Normally the larger properties do not have any issues as long as you maintain the property and leave no damages when you move. My son has a 5x9 layout in a spare bedroom in the apartment where he lives. When in doubt ask!
Aim for a ground floor apartment. The rumble of the trains will create quite the noise for anyone living below you (been there, done that).

I wonder if putting layers of carpet foam under the table leggs would help?
Another thing to consider is replacing Lionel metal axles and wheels with plastic ones. I don't know if that would make much of a difference.
