Looking for a decent railroad paper atlas both historical and current in 2222

There was Steam Powered Video North American Railroad Atlas and there was the Harry Ladd Railroad traffic atlas last published in 2003 and there is the CN railroad map on there website but then I found https://www.openrailwaymap.org/ and not sure when this is updated. The Official Guides have been out of print since the 1990s so do you think it would be a good idea to have a single simple one volume referance book that has all the yards, hot spots,engine terminal, IM and Bulk Yards in one lightweight book?

When 2222 rolls around a blank page may represent the current system.

I would like a paper rail atlas like that, but I think the internet's interactive and updatable abilities make a printed atlas less likely a bestseller.
